THE LADY BALL has become a fixture in many communities across Canada. This event makes a return to Charlottetown on May 30th 2024 at the PEI Brewing Company.

This is the 3rd year Impress Island Realty will be sponsoring the Lady Ball, in support of the fundraising and awareneness efforts of Ovarian Cancer Canada.

Both Broker, Melanie Press in 2019 (pre-covid) and Realtor® Ashley Feschuk in 2023 have taken part on this event as role models, and this year, on May 30th, another Impress Lady, Mikki Armstrong will taking to the runway to strut her stuff!

This is such an important event which brings to gather women from all over Prince Edward Island.

“My name is Mikki Leigh-Anne Armstrong.

I am a former paramedic, currently working at Impress Island Realty with an amazing group of women. I’m training to be a Real Estate Agent under the mentorship of my Broker. I also work as server, and am the lead singer in an Island band called, Crimson Clay.

Parenting two children has been one of the most challenging and terrifying but also rewarding, comedic, and awe inspiring choices that I have made. They are my life’s best work, and I am very proud to be part of theirs. Raeden (16) and Maggie (8). Everyday, I am grateful for the title of mother, and the plethora of lessons that I have ahead. I like to think that I am doing a decent job of not getting in the way of the wonderful humans they already are. There’s nothing that I value more than being their mom, and there’s nothing that has been more intimidating.

My most valuable and useful quality has been my ability to adapt to and accept change. I have been able to overcome obstacles while staying in a growth mindset. By allowing the possibility of improvement, I also allow the added risk of challenges. I try to be patient with myself when it doesn’t go perfectly. I strongly believe in the power of showing compassion and kindness to ourselves and others, even in a difficult time or situation. I also like to think that I have a great sense of humour. Sometimes it pays off for me… and sometimes I appreciate how tolerant others can be.

I chose to participate in this event because I believe in taking the opportunities that are presented, and that something beautiful will often result. I strongly believe in celebrating and advocating for the female experience in its many different forms and when women come together incredible things happen.

Cancer hits close to home for so many humans, including myself. I am grateful for the opportunity to challenge myself, and am humbled and honoured for the opportunity to be involved in such a beautiful event.

I would tell my younger self a few important things. That I have worth. That my worth is innate and incomparable to anyone else.

I would tell myself that boundaries are a thing, that they are quite important… and that I should use them.

To follow my intuition about what feels good and right regardless of what that looks like… but the perm you will want during your senior year of high school is not a good idea… and you will regret looking at the pictures”.

How will the NAR Settlement Effect Canada?

The Canadian real estate sector has been attentively observing the legal dispute involving the National Association of Realtors (NAR) in the United States, where a substantial $418 million settlement has been agreed, to be paid over a 4 year period.

Speculation abounds regarding the potential impact on Canada’s real estate industry.

Despite the buzz and uncertainty surrounding the US legal case, doubts persist. However, I am confident that any alterations will not significantly effect our southern counterparts. Realtors® are renowned for their adaptability, and are adept at navigating industry transformations.

In the US, the recent regulatory adjustments which have been made, particularly concern buyer agency and commissions.

Now, buyers wishing to view a property must engage in a buyer’s agency agreement, which involves compensating their designated agent. This payment, whether upfront or through alternative means, must remain confidential and not be disclosed on the Multiple Listing Service (MLS).

Buyers Agency is a crucial document for the safeguarding both buyers and Realtors®, so I’m certainly all in favour of this, however, this new rule diverges from industry transparency norms.

These modifications might bewilder buyers, particularly first time buyers, as they may now be obligated to remunerate their buyer’s agent in addition to other home buying expenses such as land transfer tax, closing costs, inspection and appraisal costs as well as the downpayment.

Also, such changes may potentially elevate the occurrences of ‘double-ended’ transactions, known as LIMITED DUAL AGENCY, in which listing agents represent both parties. This shift contradicts past industry efforts to restrict or eliminate dual agency, raising doubts about its actual advantages for consumers.

In Canada, provinces like British Columbia and Ontario have already taken measures to prevent or limit agents from practicing under limited dual agency, with other regions likely to follow suit.

While some buyers may not object to dual representation, it leaves them exposed without dedicated advocacy for their interests. This predicament forces buyers to decide between having personal representation or not, particularly if it is financially challenging. If Canada were to outlaw dual agency and follow the new US rules, buyers would have zero choice!

Although the NAR settlement may not directly impact Canadian real estate procedures, it does encourage introspection on the core values of our industry, which is always beneficial to ensure constant improvement.

With regards to commissions. Buyers agents are, for the most part FREE! Listing agents negotiate their listing commission offering a percentage to buyers agents. There is no rule or price fixing to what they can offer, offering as little as a $1 if they so choose and have discussed with their sellers.

Buyers agents, including myself have a price for the work they do according to how they calculate their value in the transaction, like all working people. If that price is higher than the advertised listing agents offering, we will discuss with our buyers and negotiate with them to cover the difference.

Canadian buyers and sellers are accustomed to negotiating commission rates, with agents having the flexibility to offer rebates or reduce commissions to facilitate transactions. Many times it’s the flexibility of agents which keep deals alive, especially in emotional charged situations.

In my opinion the only people to benefit from this suit are the lawyers who brought action against NAR, resulting in huge compensations for them.

As we observe developments in the US real estate market, it is crucial to remember the distinct characteristics of the Canadian real estate sector and uphold the transparency and integrity so many of us work by to ensure the best welfare of our clients.

Confessions of a Realtor®

Thinking about starting real estate business, becoming a Realtor® or even trying to navigate the labyrinth that is real estate, takes courage and a specific mentality to be able to deal with the highs and lows of the business. Where Every client and every property tells a unique story, being a Realtor® is a profession that demands resilience, adaptability, and a touch of magic to ensure a successful and seamless transaction for every client.

After a very varied 28-year career, I wanted to share some of my confessions about the industry. What kind of person makes it in this business and the attributes and skills you need to develop to help you on the way. Some, I do very well, some I really struggle with, even after all this time.

1. The Balancing Act:

Realtors® are the virtuosos of multitasking, juggling the needs of buyers, sellers, lenders, and inspectors. Each day is a tightrope walk, balancing the delicate art of negotiation with the demands of paperwork, ensuring every ‘i’ is dotted and every ‘t’ is crossed.

It’s all too easy to drop the ball, we are only human. Being stringent with paperwork, communication and the process of each transaction is key and managing how you effectively communicate is paramount to ensure the best interests of your client.

A golden rule which has served me well and I always stress this to new agents is, get everything in writing, from everyone. Have a paper-trail for everything – you never know when you’ll need to rely on that old text message.

I am actually quite a shy person, that will surprise many, but honestly, I find meeting new people or putting myself out there very hard indeed, and it can give people the completely wrong impression of me. Despite this, I understand the importance of networking. Building relationships with other professionals in the industry, from fellow real estate agents to mortgage brokers, is a secret sauce to success. Word-of-mouth referrals and a strong professional network can open doors that no amount of advertising can

If you struggle like I do, there’s lots of different ways to get yourself out there. Try volunteering your time in the community which is a great way to get out there and supporting and paying back your community with your time and resources.

Beyond the paperwork and negotiations, realtors invest emotionally in their clients’ dreams the biggest feelings include the heartfelt joy of handing over keys to first-time homeowners and the disappointment of navigating through unsuccessful bids. What Is a Homeowner Association (HOA)?

Understanding Homeowner Associations (HOAs)

A homeowner association (HOA) is an organization that creates and enforces regulations and guidelines for a planned community, subdivision, or condo building. Anyone who purchases property within the HOA’s jurisdiction automatically becomes a member and must pay HOA fees.

Some HOAs are more lenient, while others are very strict with what members can do with their properties. Knowing whether a property comes under an HOA’s jurisdiction is important information to have during the buying process, and it is essential to ask your Realtor® this question.

HOAs are usually formed within communities or neighborhoods of recreational properties (cottages), single-family homes, or multiple-unit buildings such as townhomes or condominiums. The association is run by the community’s residents, and membership is a requirement to buy a home within the community.

An HOA generally has a board of directors or governors that enforce and oversee the HOA’s rules and regulations. An HOA typically describes its rules as restrictive covenants, which may include conditions for owners about the maintenance of their properties and allowances within a sub-division or building. These conditions can include structural restrictions, such as the type of fences or landscape allowed, or aesthetic choices like the color of paint on a house.

HOAs collect monthly or annual HOA fees that depend on factors such as the type of property, the number of properties in the HOA, location, amenities offered, and operating expenses. These fees contribute to the association’s reserve fund, which is set aside for major renovation projects or emergency use.

HOAs can impose fines on homeowners who are in breach of the rules or damage any common areas. In addition to imposing penalties, HOAs can also place a lien on a property if a homeowner falls seriously behind on their dues.

Winter has proven to be an excellent time to sell your home and waiting for the spring market could mean you missing out on a great selling opportunity.

Two of the best reasons to consider a winter listing are:

Less Buyer Competition

Listing in the winter can give your property more attention. Since many people consider spring to be the best season to sell your home, many homeowners wait to list their homes until then. This increases the amount of inventory buyers have to look at.

With fewer homes available in the winter, this may be a better time to put your home on the market.

Serious buyers only!

If a buyer is house hunting in the winter, they’re ready to move. Prospective buyers who shop during the winter months don’t want to miss out on the perfect home by taking the chance that another buyer will purchase the home before spring.

In the spring, the flood of new houses on the market coupled with freshly warmed weather can create a lot of “thinkers” who aren’t really ready to buy.

In short, winter buyers are more likely to pull the trigger on making an offer on your home.

Be mindful of holiday decor

Even though it’s the holidays, it’s important to pay attention to what’s on display throughout your home. While buyers don’t expect you to avoid seasonal decor, you may want to keep it as neutral as possible. For Keep it simple and tasteful.

If your listing extends into January, make sure new photos are taken without the decorations so your listing does look dated.

As we enter the busy Fall selling season (yes, I know Summer was short), many of you may be considering a change in lifestyle. Downsizing is one of those changes and is something we all have to consider at some point in our lives and it’s a time most people really look forward to.

The thought of less space, less cleaning, less maintenance, more money in hand and more time to enjoy the things that really matter. Whether downsizing or not, decluttering the things that no longer serve us will lift us emotionally and make life that little bit easier.

There are some important things to think about when downsizing, it should never be a quick, spur of the moment decision.

Think about the space you enjoy in your current home and the areas you simply couldn’t live without. For example, a common one is an office area. You may not need a room dedicated as a home office, maybe just a small nook, but, nonetheless, accommodating for that space is very important in your new home, don’t feel you have ‘do without’. Downsizing is not giving up what you need more letting of go of what doesn’t serve you.

The trick to downsizing is starting early and focus on what you want to keep NOT what you want to get rid of.

Make an inventory of what you have and sort according to your 3 R’s…Recycle, Reuse, or Refuse.

If you haven’t used an item in the past 12 months, the likelihood is you won’t use it again. Maybe sell it or donate it?

For clothing, if something hasn’t been worn for the past season, you probably won’t be wearing it. Sell it or donate it!

Online buy and sell sites including Facebook Marketplace and Kijiji are full of eager buyers looking for your unwanted items. Just think of all those money-making items gathering dust in the corners of your closets.

Think also, about all your sentimental items or family heirlooms. If you are considering leaving those items to your loved ones, why wait? Give them to them now and enjoy seeing them use and love them like you have.

There are many local charities in need of clothing, furniture and utensils. If you don’t wish to sell your unwanted things, this is a great option and you’ll be helping someone who truly needs this support.

Baby Steps

Give yourself time and take that time to truly consider all you have acquired over the years.

When downsizing your belongings, make a room list and tackle each one at a time, this is not an overnight job.

Think about your new lifestyle. What are you looking forward to most? Here are some things to consider for your new home.

Style of Home

It’s important to remember that downsizing doesn’t necessarily mean just a smaller house, a condo or apartment might suit your needs better.

If you’re planning trips away for extended periods of time, a ‘lock it up and leave’ home may just be what you’re looking for.

Outside Space

Even the smallest of yards require some maintenance. Decide whether this is something you wish to take on yourself or hire a gardener and the costs associated with that.

If gardening is a hobby, you may not want to give up that outdoor oasis, you can still downsize house space and retain outside space.

The size of your property and what your requirements are for the long-term need time for some serious consideration.

Bedrooms

This is a big one to consider and it is completely dependent on whether you expect regular family visits. A large principal bedroom and guest bedroom would suffice; however, we often deal with people buying something in the hope that family or friends visit.

Options

Take the time to look at different property styles. Maybe consider renting over buying using your valuable equity to gift loved ones and/or to plan adventures for yourself.

By owning your home, you will always have that valuable investment, that will continue to grow over time. If you don’t need your equity right away, this is always the best option and the best investment.

The best advice I can give is you are downsizing for yourself. If the intention is for you to continue to host big family events and visits, maybe it’s time for you to pass the hosting baton onto another member of your family.

This really is a letting go exercise, and you should feel good about letting go. Take all the time you need and enjoy the process. This is a new and exciting chapter in your life.

For those that know me well you’ll know I have just celebrated a big birthday. I am now 50! The older I get the quicker time seems to pass so I took the time to really think about the things I really wanted to achieve by this time in my life.

Hitting any milestone often triggers feelings and emotions of times past, opportunities missed, goals hit and mistakes made, so it was important for me to sit down and pen my feelings and thoughts on my personal journey to this point.

I have thought about this blog for months and what I would write. I have started and stalled so many times and even at times, forgotten what I wanted to write – Remember my memory is not what it was, I am 50.

I have decided not to indulge in a list of negatives to pre-warn those of you approaching middle age. You know what I mean, the stories of droopy boobs, hot sweats, grey hairs, wrinkles etc. etc. etc. Instead, I want to share the things I have been doing to honour this time in the hope that I can be a better Melanie. A kinder more mindful Melanie.

First things first, ‘age is just a number’. People say this all the time and I thought it was just some blasé saying we say to make old people feel better. Bullshit to that! It’s not a saying, it’s a fact! I don’t feel any different now than when I was 30 and I feel better about who I am than I did at 40!

I for one will not be conforming to societies expectations (which still exist) of middle-aged women. I will continue to wear what I want and say what I want. There will be no growing old with dignity and grace in this house.

So, how am I celebrating this milestone birthday?

I’m doing lots of the normal things, vacation with the kids, family photo shoot, writing a journal etc. etc. etc. But I am also taking this opportunity to do some more ‘out there’ things, that the younger me didn’t have the guts to do, to celebrate my body, work on being a better person and caring for my mental health. Exciting stuff!!!

So, first things first. Physical acceptance! I had a nude/boudoir photo shoot! EEEK!!! (NUDITY WARNING)

Anyone that has ever done this will confess that it is one of the single most liberating and loving things you will for yourself. I wasn’t going to share but I decided to add some more ‘conservative’ photos of my session in the hope that I could encourage confidence and self-love in someone else.

I have never felt so desirable in my life until more recent years and I have never had so much confidence in my body and how I look. That confidence is far sexier than the size 2 figure with perky boobs and self-doubt. Confidence will always be more desirable, always.

When I was 39, I was still carrying unwanted baby weight and after seeing a photo of myself, I was so disappointed in how I looked I hired a Personal Trainer and went on a mission to lose weight. By my 40th birthday I was in the best physical fitness of my life and my body looked fantastic. I was miserable, but I looked hot.

I have recently compared photos of myself between then and now and the difference is evident, being that more ‘socially desirable’ size, with a six pack to boot didn’t make me a happier person. Counting calories, pain and discomfort from over exercise and beating myself up because I dared to eat a Snickers made me frigging miserable, I wasn’t doing this for me, I was doing it to conform, which, when I sit and think about it, is complete madness, I don’t normally conform to anything!

Now, don’t get me wrong, I am an advocate for the gym! I actually do miss working out. I miss it more for my mental health and clarity than the visible effects and tight butt cheeks. Both of my kids use a gym or do some kind of sport every day. As parents, building great life skills and routines for a healthy life is one of our core values, but looking incredible on the outside will never make you the best version of yourself.

You have to believe in your beauty and be confident in who you are to look and be your absolute best. Having that photo shoot done made me realize all the amazing things my body has done, where it has taken me and the adventures, God willing, that are yet to come.

Someone said to me recently that when I’m 80, sitting in my senior’s home, I can look back at those images and be reminded of just how hot I was. What’s sad about that comment is that it’s so true. We wait for the future to celebrate who we were in the past when we should be celebrating who we are right now in this moment.

These photos are a celebration of me and if this is something you have been thinking about, I highly recommend it.

So, despite the wrinkles, mom pouch and the odd brown spot, (all of which were earned and are loved) I’m pretty happy with the way I look at 50 – Yay ME!!!

So, I’ve covered the physical part and I’m killing it, but I really wanted to dig deeper into what makes me tick, why I am who I am, how I could adjust and change to make me a better person. To do this, I made a valuable investment in a life/business coach, my other big bucket list item checked off.

Now, my Coach is far from the touch feely type. She makes you work hard, dig deep and really see yourself. It can be painfully uncomfortable, I cry… a lot, but I never doubt she is there to help me become the best person I can be and there’s complete acceptance (and lots of laughs). I’m very fortunate to have found her.

Like all of us, I’m a product of my environment, my experiences and those I surround myself with. I am a rebel at heart and have always loved being told NO! That’s all I needed to defy those who tried to hold me back, but that more aggressive “I’ll show you” attitude has not always served me well.

My generation of women are those that broke many discriminatory barriers for the younger generations. I have always felt I needed to fight, and, as such, my experience of hustling for my place and making my mark has given me a hardened view on life and on people. I made that choice to think that way, when in reality, having a softer more open minded approach and more empathetic view of others would have helped me through life. I’m slowly learning this.

I’m two very different people depending on who I’m with. I’m very protective of those I love and those close to me. I am often referred to as the Mama Bear and I will not hesitate to go for the jugular if you mess with my people.

Now those people could be anyone. My husband, my kids (hell, do not mess with them), my team (all amazing women) and quite frankly anyone I see being treated unfairly. I have raised my children not to sit on the sidelines, speak up, stand up and be a voice for justice and fight unfairness. My issue has always been the fight part, although I preach that I hate confrontation, I actually encourage it.

I’m tough, unforgiving, sometimes mean, a bit of a Karen. Actually, that’s bullshit, I’m a lot of a Karen. I’m very stuck in my ways, and although I relish new opportunity and adventure I also feel safe in the norm, the regular.

I get anxious when I do something new, but it’s that anxiety that I use as my fuel to push forward, which, in turn, can often look like aggression to those on the outside. I now understand that this is all a protective mechanism. I’m protecting myself from being hurt and being judged.

I know why I am who I am and it has got me this far, although I am understanding now that this far could have been a lot easier on me if I’d had the confidence to bring down my barriers and show the softer side that those that love me see all the time.

I have had many instances where people have had pre-conceived ideas about who I am, work with me and then declare, “You’re actually really nice” – You know what, that’s not a compliment, that’s kind of sad. We are all so judgmental, of everyone, but, individually, we are responsible for how we put ourselves out into the world.

I have always felt liked I enjoyed being the tough one, the bitch, the badass. Honestly, it has often felt good to me for people to be little apprehensive when dealing with me, I felt in control. But it’s the same as liking cocaine. You enjoy the feeling but you know it’s not good for you. I need to start being good to me, I’m tired. Being tough is a façade and constant work. I am a great person, great mother and great wife but I could be so much more and give so much more if I loved myself enough and trusted myself enough to take off the mask so many of you see.

So, in my 50th year and I am learning about who I really am and how I can share the best version of Melanie with those around me. Now, I’m not going to be running around hugging everyone and blowing air kisses. I respect myself for taking a stand, for being a protector but it’s how I do that that’s in question. I’m content to ask those questions of myself and I know I am definitely a work in progress, but I hope by trusting who I really am will help me discover new people, new opportunity to grow and ignite new vigor, because, regardless of your age, it’s never too late to want to be the best version of yourself.

Canada Games Comes to PEI

Welcoming the Whole of Canada to PEI

Prince Edward Island is well known for its hometown hospitality and it’s so exciting that we get to welcome the 2023 Canada Winter Games home to PEI, on the traditional and unceded territory of the Mi’kmaq People.

From February 18 to March 5, the Games will bring together 3,600 athletes, managers and coaches, across 20 different sports, for the largest multi-sport event in the country.

The games are spread across our Island and venues include the Canada Games Multi Sport Dome at Credit Union Place, Cavendish Farms Community Events Centre, Cavendish Farms Wellness Centre, Chi-Wan Young Sports Centre, Credit Union Place, Eastlink Centre, Eliyahu Wellness Centre at Canada Games Place, Evangeline Recreation Centre, MacLauchlan Arena, Mark Arendz Provincial Ski Park at Brookvale, Norton Diamond Soccer Complex, O’Leary, Cavendish Farms Arena, PEI Convention Centre and Tignish Credit Union Arena
